Apartment landlord reports softer new-lease pricing and lowers 2026 outlook

Mid-America Apartment Communities reported third-quarter 2026 results on October 28, with Core FFO per diluted share of $2.10. Renewal lease pricing rose to 5.3%, while new-lease pricing declined 6.0% and same-store blended lease-rate growth was 0.4%. MAA lowered its full-year 2026 core FFO guidance to $8.49 per share, citing higher interest rates and a later recovery in new-lease pricing.

The lower full-year outlook reduces the earnings level investors should expect for 2026. MAA said the timing of new-lease pricing improvement was delayed, although preliminary October trends showed improvement and renewal pricing remained strong.
