Newmark arranges $369 million Fannie Mae credit facility for April Housing’s Florida portfolio

Newmark Group secured a $369 million Fannie Mae credit facility on behalf of April Housing to fund an 11‑property affordable‑housing portfolio in Florida. The facility is split into a $221.4 million fixed‑rate draw and a $147.6 million floating‑rate draw and was structured as an interest‑only loan. The transaction required review of 24 separate regulatory agreements across the properties and included a buydown on the fixed‑rate portion to maximize proceeds. April Housing said the financing will help preserve long‑term affordability in the communities.

The company expects the deal to boost its fee income from complex agency‑backed affordable‑housing financings. The facility also supports the preservation of more than 3,650 affordable homes that April Housing has saved since 2024.
