Federal Realty Investment Trust buys The Summit retail center in Birmingham for $508 million

Federal Realty Investment Trust announced the purchase of The Summit, an open‑air shopping complex in Birmingham, Alabama. The 870,000‑square‑foot property, 92% occupied and anchored by tenants such as Apple and Trader Joe’s, was bought from its original developer for $508 million ($498 million on a net basis). The deal adds a seventh asset to the REIT’s Central Region portfolio, bringing that segment to about 2.7 million square feet. The acquisition will be financed using proceeds from asset sales, the company’s operating cash flow and recent convertible‑note issuances.

The company says the purchase is immediately accretive to its funds‑from‑operations per share, which could support dividend growth and earnings stability. Funding the deal with internal cash and convertible notes limits the need for additional debt, preserving the REIT’s balance‑sheet flexibility.
