Microsoft Pulls Back From Several Neocloud Data Center Commitments

On November 5, Microsoft reportedly tightened review of data center projects involving Nebius, IREN and Nscale, while reconsidering additional neocloud contracts. It declined a Texas expansion option that would have increased its Nscale computing arrangement to more than twice its existing size and withdrew as the anchor customer for an Nscale facility in Loughton, Essex, after power delays pushed expected supply into the 2030s. Microsoft is emphasizing expansion of its own data centers, while Nebius and IREN shares fell more than 13% and CoreWeave shares fell 11% in afternoon trading.

The reported decisions reduce potential third-party capacity commitments for neocloud operators that rely on large anchor customers. Microsoft’s existing Nscale arrangement remains unaffected, but the company’s review of new contracts creates uncertainty for future neocloud demand.
