Downgrades included Edison International (EIX) to Underperform with a $42 target and Northrop Grumman (NOC) to Sector Perform with a $525 target. Coinbase Global (COIN) was initiated with an Equal Weight rating and a $200 target.

EVgo and Regency Centers are adding 400 fast-charging stalls at U.S. shopping centers, expanding their 2020 partnership. The new stations will increase Regency's EV charging footprint by over 20%, with locations in major markets. EVgo's chargers can fully charge a vehicle in 15 minutes. The companies aim to meet EV driver demand and support sustainability goals.

EVgo Inc. (EVGO) and Regency Centers Corp. (REG) are expanding their partnership to open over 400 EV charging stations in the U.S. This will increase Regency's EV infrastructure by over 20%. EVgo shares were down 2.48% at $1.3750, while Regency shares were down 0.75% at $75.36.

EVgo and Regency Centers plan to add over 400 fast charging stalls at Regency's grocery-anchored shopping centers nationwide, expanding Regency's EV infrastructure by more than 20%. Each site may include up to 24 high-power chargers, capable of a 15-minute full charge, depending on the vehicle. EVgo already operates over 150 stalls at Regency locations.

Regency Centers Corp. (REG) reported Q2 2026 net income up 9.5% to $112.4 million from $102.6 million. Nareit funds from operations rose 6.7% to $226.3 million, and Nareit FFO per share increased to $1.21 from $1.16, citing continued growth in its shopping center portfolio. REG closed at $81.11.

Investing.com says 2026 REIT performance is split, with lodging and retail REITs up about +45% to +59% YTD while industrial and mortgage REITs lag amid elevated rates. It cites Cohen & Steers reporting $833M inflows into US real estate strategies. Examples include RLJ Lodging (RLJ) +59.1% YTD and Rithm Capital (RITM) down -11.2% YTD with a 10.9% dividend yield.

Regency Centers (REG) is set to report fiscal Q2 2026 earnings after the close on Jul. 29. Analysts expect diluted FFO of $1.20 per share, up from $1.16 a year earlier. For fiscal 2026, FFO is forecast at $4.85, rising to $5.09 in 2027. REG has a $85.10 average price target and a Moderate Buy consensus.

Regency Centers said it is developing the grocery-anchored open-air shopping center “The Berkeley at Durbin Park” in St. Johns County, Fla., near UF Health Durbin Park. The company plans groundbreaking in Q4 2026 and lists Whole Foods as the anchor, with TJ Maxx, Firebirds Wood Fired Grill, and Shake Shack as tenants. Regency also cites a separate 250,000-sq-ft project, The Village at Seven Pines.

Regency Centers (NASDAQ:REGCP) shares fell 0.9% in mid-day trading Friday, trading between $23.45 and $23.04 versus a prior close of $23.25. Volume was 241 shares, down 95% from the average 4,714. The company also announced a quarterly dividend of $0.3906 per share, payable July 31 to holders of record July 16 (ex-dividend July 16).
